We shall do everything reasonably expected to ensure that you have an enjoyable stay. This explains our and your legal obligations on the agreement and acceptance of a holiday contract.

Terms and Conditions Coronavirus supplementary (Applicable from 4th July 2020)

Please read these terms that are in addition to our normal T’s and C’s and detail the extra conditions upon which your booking is accepted.

Pre-arrival
In line with the current Government guidelines/advice all guests should consider wether they are fit to travel or wether they should be self isolating. If they should be self isolating the Govenrment advice is very clear, this means staying at home and any booking will be cancelled.
If a guest arrives against this public Government advice we are under an obligation to report it.

Arrival and Departure
We will continue to greet guests, maintaining the prescribed social distancing guidelines of 2 metres, personally welcoming you to Broad Ecton Farm, also providing you with an opportunity to ask any questions or concerns that you may have about your stay.
The entrance to the cottage will already be unlocked with sanitised keys left in the appropriate door lock.
On departure we ask that guests open one window in each room to air the cottage and leave the entrance door unlocked with the key in the lock.
We ask that the bed linen is left as found (not stripped), and towels left in the bath rooms.

Cottage Cleaning
We pride ourselves on our cleaning standards, following the Quality in Tourism guidelines, thereby maintaining our 4* Gold quality rating and accreditation.
As from 4th July these have been enhanced to take into account the additional requirements and guidelines during the COVID 19 pandemic.
These have been designed by health and safety experts to keep our guests and ourselves safe and well, able to fully enjoy your stay with us.
A full checklist of our cleaning routine can be made available on request, however it includes the following:-
Full risk assessment undertaken
Washing laundry at 60 degrees centigrade
Focus on anti-bacterial cleaning on high contact areas (eg bathrooms, door handles, work surfaces, etc.) using only recommended EN 1276 sanitiser cleaning materials.
Removing any non-essential items such as decorative cushions, bed throws, ornaments books and leaflets.
Leaving a minimum time period between guest departure and new guest arrivals of at least 36 hours. (no same day changeovers)

Payment
Booking can be made as normal through our website or phone, we continue to request a 30% deposit at the time of booking, however have relaxed the requirement to pay the balance to now be due on arrival. We continue to advise you to have your own travel insurance arrangements in place.

Cancellations
In the event that you find yourself unable to travel to Broad Ecton Farm for your holiday then we would firstly offer alternative dates, subject to availability and seasonality pricing.
In the event that this is not acceptable then we will offer a full refund of monies already paid subject to an administration charge to cover any costs incurred.

If you fall ill during your stay with us
Coronavirus is reportable, our guests have a duty to report and follow the Government guidelines from thereon. Should you find yourself in this unfortunate event the Government guidelines are clear we would expect you to vacate the cottage and self isolate at your home.
In the unlikely event that this proves not to be possible and this has to be undertaken in the cottages we would expect all costs, including extended stays and deep cleaning to be covered by guests.

  • Guests are requested to confirm arrival time as soon after 3.00 pm as possible to give us time to change over the cottages and to personally welcome you to Broad Ecton Farm.
  • Parking is available for two cars per cottage, on arrival keys are collected from the Farm house. We will welcome you personally and show you how the equipment in your cottage works and give any information that may be needed for your holiday.
  • Guests are expected to check out on their departure day by 10.00 am and are requested to leave the cottage in the condition that it was found. Later departures may be available if requested.
  • We reserve the right to make a charge if the cottage is left in an excessively dirty condition and/or any items have been damaged/broken during your occupancy.
  • Subject to availability you can extend your stay beyond the period booked by verbal agreement.
  • Welcome tea, coffee and milk and locally sourced produce.
  • The maximum number of adult/children occupants allowed in each cottage is 6 (six). Infants can be accommodated, please enquire at time of booking. We also have a camping barn suitable for further adults/teenage children, please enquire at any time for availability and this would be subject to an extra charge.
  • Heating is underfloor throughout.
  • Electricity, all items of equipment provided are electrical and there are 3 pin sockets available throughout.
  • All bed linen, pillows, duvets, bath towels, hand and kitchen towels. All our mattresses have protectors fitted, waterproof mattress protectors are available please request prior to arrival.
  • Washing and cleaning products.
  • Laundry facilities in a separate secure area.
  • For holiday lets extending beyond a one week period a full change of bed linen and towels on each Friday or Monday depending your changeover day will be available.
  • We can supply cots, bed guards and high chairs at no extra cost please request at the time of booking you will need to provide your own cot bed linen.
  • Wi-Fi is available, however be aware that due to our distance from the nearest telephone exchange rarely do we achieve more than 2mb of broadband bandwidth.
  • The Holiday cottages, Camping Barn and the Farm are totally non-smoking. The only area where smoking is permitted is at the rear of each cottage and guests are requested to use the ashtrays provided.
  • No open fires or disposable BBQ’s are permitted. Gas BBQ’s are available on request.
  • With the exception of guide/assistance dogs we can also accept well a behaved dog by arrangement in each cottage.
  • Guests are requested to take care at all times whilst on the Farm and in the cottages. In particular parents are asked to ensure that their children are safe, accompanied by an adult and not left unattended.
  • The release of Chinese lanterns and fireworks are not permitted. The welfare of our livestock is paramount.
  • We reserve the right to insist on immediate withdrawal of anyone or any party not complying with our terms and conditions, damaging the property, causing a nuisance or exceeding the number of guests allowed in each cottage as stated in the booking form and brochure.
  • We do not accept responsibility to any person for personal injury, loss or damage of guests property, cars, contents however caused or sustained. You agree to indemnify and hold us harmless from and against all actions, claims, costs and proceedings (including reasonable legal fees) arising from your acts or omissions (and those in your party) whilst on our property.
  • Broad Ecton Farm holiday cottages are short term lets and cannot be regarded as a main or permanent place of residence.
  • Receipt within 7 days of a 30 % non-refundable deposit of the total cost secures your holiday cottages for the period booked. Otherwise we may be obliged to release these dates.
  • The balance, including any required refundable deposit, should be paid at least 30 days before the start of your holiday.
  • Payment can be made by Paypal, cheque or direct transfer. (Bank details can be provided on enquiry)
  • The booking is not transferable, 30 days notice of cancellation will exempt you from any further payment, deposits will not be returned.
  • Cancellation within 30 days of the start of your booking period will result in the full charge becoming payable. We will always try and re-let a cottage following a cancellation, if successful you will be credited with the net value of the re-letting.
  • We strongly advise that you take out your own holiday insurance.
  • We reserve the right to cancel any booking and will give you as much notice as possible. Should these circumstances arise we will refund all payments received or offer suitable alternative accommodation at Broad Ecton Farm, subject to availability.
  • Subject to availability occupation can be reserved in advance or on arrival day.
  • Full payment must be received with a reservation or on arrival.
  • Cancellation of a reservation within 30 days of the planned arrival date will result in the full charge being due. Refunds may be made if the camping barn space is relet for the period cancelled.
  • The maximum allowed sleeping occupancy is 6 (six) all children under 16 years of age must be accompanied by an adult.
  • Included facilities are:
    • Equipped kitchen with fridge, microwave, 2 ring electric hob, kettle, toaster cutlery and crockery. Table and chairs.
    • Hot and cold water, shower, toilet, wash basin, mirror and shaving point.
    • Ground floor underfloor heating.
    • First floor wooden boards.
    • Lighting and 3 pin electric sockets throughout.
    • Outside picnic table and chairs
  • Beds, bed linen, toiletries, towels etc. are not provided
